01How much does a home at AYANA Heights cost?
In the current release a one-bedroom B1 starts from THB 8M (43.95 m²), the larger B2 from THB 8.5M (57.57 m²), the two-bedroom B3 from THB 9.5M (57.57 m², one bathroom), the two-bedroom C from THB 15M (75.51 m², two bathrooms), the three-bedroom D from THB 23M (112.89 m²) and the townhouses from THB 24M. Prices are leasehold and unfurnished; we confirm the price of your home in writing.
02Which buildings are on sale?
Buildings B, C, E, F and H and the townhouses: 107 of the 179 homes in the release are free. Buildings D and G are sold out in this release; Building A, the studios and the penthouses come on request.
03Freehold or leasehold?
List prices are leasehold. Freehold costs 10% of the final price on top and is available within the 49% foreign quota of the condominium; the penthouses are sold freehold. We send the ownership terms of your unit in writing before you reserve.
04When will AYANA Heights be finished?
No handover date has been announced yet. In the August 2026 update the structures of Buildings E, F, G and H were complete, with H already in architectural and MEP works; B and C were at their 6th floor, D had finished its foundation and A was in foundations. We send the current schedule for your building in writing.
05How do the payments work?
Payments follow the construction of your building: a reservation fee of THB 100,000 for a one-bedroom, 200,000 for a two-bedroom and 300,000 for a three-bedroom or a townhouse; a down payment within 30 days; a payment when your building's foundation is complete, another when its main structure is complete, and the last one at the handover notice. We send the exact schedule for the unit you choose in writing.
06What are the running costs?
The common fee is THB 60 per m² a month, paid one year ahead before handover: THB 41,450 a year for a 57.57 m² home. The sinking fund is THB 800 per m² once, THB 46,056 for the same home. The registration fee is shared 50/50 between the buyer and the developer.
07Are the homes furnished?
No, prices are for unfurnished homes. Optional furniture packages cost THB 500,000 for B1, 700,000 for B2, THB 1M for C, THB 1.5M for D and THB 2M for a townhouse.
08How far is the beach?
About 2 km in a straight line to the sand of Bang Tao and Layan beaches, about 5 minutes by car to Layan Beach and 4 minutes to Kora Beach Resort, the group's own beach hotel. The project stands on the hill, which is where its sea views come from.
09Can I rent my home out?
Yes. The developer's hotel-management team can run the rental of your home. No return is guaranteed and we do not promise one; we show you what comparable homes around Laguna earn before you decide.
10How many homes look at the sea?
Around 60% of the homes look at the Andaman Sea. In the current release the sea-view classes are sea and mountain, and sea and AYANA Park; the three-bedroom D has a 270° L-shaped balcony, and the 7th-floor penthouses have private pools.
11Is it good for families and pets?
Yes: the 8,000 m² AYANA Park has pet-friendly zones, the clubhouse has an indoor kids' club with a reading room, and there is an outdoor children's area, a co-working space and a gym. International schools such as BISP, HeadStart and UWCT are in the area.
12Who is the developer?
T.H Group Phuket, building under the AYANA brand and part of the T.H (Tenghui) group. In Phuket it completed Sunshine Beach (sold out) and runs Kora Beach Resort Phuket. AYANA Heights won Dot Property Southeast Asia 2024 Best New Launch Seaview Residential and the FIABCI-Thai Prix d'Excellence 2026.
13Which sizes exist?
One-bedroom homes of 43.4–57.6 m², two-bedroom of 57.6–75.5 m², three-bedroom of 112.9 m² (and 92–117 m² in Building D, sold out), penthouses of 281 and 361 m², townhouses of 210.6 m² on 131–180 m² plots and 37.6 m² studios on request.
14How do I reserve a home?
Pick a home on the availability grid and send us a request: we reply with today's price, the plan and the payment schedule in writing. A home is held for the buyer who pays the reservation fee first; the down payment follows within 30 days of the reservation form.
